ICE Condominiums offers Airbnb as an amenity

ICE Condominiums offers Airbnb as an amenity to people who own their unit and live in the building. We invite owners to host their condominium units part-time, exclusively on Airbnb.

Bookings from platforms other than Airbnb are not permitted. If you are a guest who made a booking though a platform other than Airbnb after March 6, 2023, please contact your host and request a refund.

Community Rules

Thank you for choosing to stay at ICE Condominiums. Our team aims deliver the best of condominium living and Canadian hospitality.

This is people’s home. Our community’s expectations of you are different to what you would find at a hotel. To enjoy a comfortable stay, please consider your surroundings and treat our residents as you’d like your neighbour to treat you.

  • Loud noise: condominium rules prohibit any noises that disturb the comfort of other residents. This includes parties or other noisy or disruptive activities. Your host may incur charges if you violate this rule, and could pass those costs on to you. Please be particularly careful to avoid any noise in the hallways or lobbies as sound can echo there.

  • Smoking: smoking, including cannabis and vaping, is prohibited throughout the property, including inside units, on your balcony, or in the courtyard. We have sensitive smoke detectors and you may cause a building-wide alarm and incur penalties. In addition, you may be charged under provincial codes.

  • Balconies: do not drop any items off your balcony. Security camera coverage is typically sufficient to allow Toronto Police Services to charge offenders with mischief endangering life, among other criminal charges.

  • Amenities: short-term rental guests may not use building amenities, including the swimming pool and gym. Several nearby venues offer day passes for their fitness and swimming facilities; our team would be happy to recommend a few.

  • Occupancy: the number of guests per reservation may not exceed three people for a studio or one bedroom unit, five people for a two bedroom unit, and seven people for a three bedroom unit.

  • Deliveries: the condominium will not accept parcels delivered for short-term rental guests.

 Elevators

Elevators require a key fob to access your floor. As a result, you must obtain the door key and key fob from your host before trying to go up to your unit. When boarding the elevator, scan your key fob, press your floor button, and then move out the way so others can do the same.

Please pack lightly (i.e. small duffle bag or backpack). If you have large suitcases and there is an elevator queue, please prioritize the permanent residents of the building. Please avoid crowding the elevator lobbies.

Who to call

If you have a problem specific to your unit – for example, an appliance or the wifi not working –please contact your host, because the condominium management and security team will not be able to assist.

If you have a problem relating to other residents of the building, common areas, or building infrastructure, please contact our condominium management team or the front desk.

Call 911 in an emergency when you need immediate help from police, fire or ambulance services. This may include medical emergencies like someone experiencing chest pain, or a crime in progress. Notify security after you call 911.

Garbage

Near the elevators on each floor you will find a waste disposal room with two garbage chutes. Please follow the signage to operate the chutes. Do not try fit oversized waste into the chutes. Do not dispose any items that are hot or could start a fire. If a chute is out of order, or if you have oversized waste, please take your waste to the P1 parking level bulk disposal area.

Drains and Leaks

Do not discard fats, oils, grease, or other objects down sinks, drains, or toilets because it causes blockages. If you detect a leak, please contact the front desk immediately and take action to stop the spread of the leak. Units have water shutoff valves within cabinets and next to the laundry appliances.

Fire alarms

If you trigger the fire alarm in your unit (for example, by burning food), turn on the kitchen range hood extractor fan and bathroom extractor fan(s), and open your balcony door. Opening the door to the condominium hallway may trigger a building-wide smoke alarm so please avoid this.

Check-In

Please coordinate with your host to ensure they can meet you upon your arrival. Kindly note that gathering in the lobby to wait for a host is not permitted because it obstructs the movement of the Condominium’s residents.

Note that ICE Condominiums comprises two towers adjoined by a common publicly-accessible vestibule; each tower has its own elevator lobby and security desk. Entry to the elevator lobby and security desk requires an access fob (lent to you by your host).

  • ICE 1 - 12 York St. (south-west building)

  • ICE 2 - 14 York St. (north-east building)

During check-in, security will require the following documents and information:
