  • Luis Armas

    General Manager, OLCM

    Luis Armas is the General Manager of ICE Condominiums. This is the highest role in the organization and Luis is the chief executive in charge of all operations and strategy. Luis reports to the Board of Directors (including the management operations subcommittee). Reporting to Luis are the leaders of the Administration, Facilities & Projects, and Resident Experience teams.

    Prior to joining ICE Condomiums, Luis worked at First Service Residential for ten years, five of which as Regional Director, Toronto North. At First Service, Luis oversaw the managers of 28 condominiums containing a total of 4,900 units. Prior to condominium management Luis also worked in corporate management (marketing and some finance). Luis is a talented leader. Like all of us, Luis has an appetite to make big changes at ICE.

  • Derrill Brennen

    Manager, Facilities & Projects

    Derrill Brennen is a plumbing management professional (master plumber) with 21+ years of experience in the plumbing industry. His management style is to lead by example with a proven track record of success within the industry, having managed unionized and non-unionized team members for some of Canada’s largest home service companies. Derrill is excited to join ICE Condominiums and looks forward to building long-term relationships with vendors and residents.

  • Amr Ibrahim

    Director, Resident Experience

    Amr is accountable for service operations and resident experience at ICE Condominiums and leads the security, concierge, and cleaning functions. In addition, Amr leads the condominium’s short-term rental compliance program.

The In-House Difference

How is in-house management different?

Typically, condominium corporations outsource the management and operation of their building to a third-party service provider. The building staff are employed and managed by that third-party service provider. 

Creating an in-house team, employed and managed by the condominium corporation is an unconventional approach because it requires significantly more work to arrange. However, the ICE Condominiums community has unconventional needs. In preparing for this team, the Board reviewed over a thousand resumes and interviewed dozens of qualified candidates. Through that process, a team has been created that is tailored to meet our community’s specific needs. 

How does in-house management benefit the community?

  • Better enforcement of community rules and policies: Staff employed by the condominium corporation are accountable directly to the Board and can be incentivized to actively support the satisfaction of residents.

  • Cost savings: Significant savings can be realized by eliminating certain overhead costs and HST paid on contracted work.

  • More responsive customer service: By making resident satisfaction top priority, building staff can be incentivized to respond promptly and helpfully to any and all questions they receive. 

Innovative problem solving: Unlike third-party service providers that may have standard operating procedures, an in-house management team is free to try new systems and innovate rapidly. This leads faster, more effective responses to problems and long-lasting solutions.
