New Enhancement Projects Announced

TSCC 2510’s Board of Directors has approved two significant projects as part of the condominium’s strategic focus on resident experience and operational excellence. These are class-leading initiatives found in very few other condominiums. The nature of these projects demonstrates two competitive advantages of the condominium: its scale (as downtown Toronto’s largest condominium, we can implement commercial-grade projects due to economies of scale), and its robust financial position.

Automated Fire Safety Platform

The fire alarm panels within the Central Alarm and Control Facilities rooms of both buildings will be overhauled. The new system will automate the announcement process: pre-recorded messaging will be consistent, clear, and professional. Site staff will be able to focus on activities that ensure safety and resolve the alarm quickly. The number of unplanned announcements will decrease, resulting in less disruption to residents and enhancing our emergency-readiness.

Building Automation System

Our HVAC (heating, ventilation, and air conditioning) partner will install a building automation system. This will automatically adjust HVAC equipment to maintain comfortable temperatures throughout the common areas of the building, enhance equipment lifespan, and reduce energy consumption. The system will be non-proprietary, meaning we are not locked into any particular vendor for ongoing support. New hardware, controllers, temperature sensors and electronic control valves will be installed, with the scope of work including a wide range of our HVAC equipment.

In addition to ensuring comfortable building conditions, this project will enhance owners’ value for money by reducing utilities costs and supporting equipment longevity. The project payback period is 0.7 years, meaning all costs to implement the system are forecasted to be recovered in energy savings within the first nine months of its operation. A significant portion of the project cost will be funded by Ontario Government energy-savings incentives. Once implemented, our HVAC partner has projected the system will save owners over $138,000 in annual utilities costs (this works out to over $100 per unit, per year).

Other Recent Project Successes

The condominium recently implemented a gate-arm to ensure parking garage security, completed a major lighting retrofit in the lobbies and certain common areas, and is in the midst of a major exterior glass maintenance project.
